Bed linens and bath towels are provided, along with heating, hot water, Wi-Fi and air conditioning. Two main-floor bedrooms have a king bed and a double/full bed and share a full bathroom. The upstairs bedroom has a king bed, a sitting area and an ensuite full bathroom. Both bathrooms have shower/tub combinations; all three bedrooms have air conditioning and standard closets. A private, tree-lined yard surrounds the home. An uncovered wooden deck extends from the common areas and overlooks the grounds. A private driveway provides parking. East Hampton town is a short drive away. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Two bedrooms and one bathroom are on the main floor; the third bedroom and second bathroom are upstairs. Maximum occupancy is five; no additional guests are permitted. The property is not suitable for unrelated guests. The primary renter must be at least 25. Smoking is not permitted. Reservations require approval before confirmation. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups of guests require prior written host approval; additional fees and/or an increased security deposit may apply. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Utilities are included, but guests are responsible for excessive usage costs. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. Unless otherwise stated, payments are non-refundable. If the owner elects to reopen canceled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, the original stay may still be used provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime showings.
