## About the house

The cottage has an open-concept living and dining area with cathedral ceilings, wood paneling, artwork and large windows overlooking the harbor. A large television, central air conditioning, heating, Wi-Fi and in-unit laundry are provided. Linens, bath towels, pool/beach towels, a hair dryer and an iron with ironing board are available.

Three bedrooms contain one king bed, one twin/single bed and one queen bed. Each is on the main floor and has a standard closet. The twin bedroom includes a desk.

Outdoor facilities include an uncovered deck, lounge seating, a dining area with table, chairs and umbrella, a charcoal grill and a wood-burning firepit with reclining chairs. A freestanding hot tub overlooks the water and is open year-round. Two kayaks and two paddle boards are available. The property has immediate access to a protected nature preserve and is minutes from the heart of East Hampton.

The homeowner manages on-the-ground operations and guest communication after booking confirmation. Reservations require approval before confirmation.

The cottage sits directly on Three Mile Harbor, minutes from the heart of East Hampton. Clamming requires a town license. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.

The primary renter must be at least 21. No additional guests beyond the maximum occupancy of five are permitted. Pets are strictly prohibited. Smoking is not allowed. Events are prohibited; reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit.

Utilities are included, but guests are responsible for excessive usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense.

Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, the original stay may still be used if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival.

Damage protection of up to $25,000 is provided in lieu of a security deposit, subject to the booking agreement. The owner may arrange property showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.
