The adjoining living and dining areas have skylights, and the living room has a usable fireplace. The house has four bedrooms, two full bathrooms and five beds. The primary bedroom is upstairs and has a king bed and a full ensuite bathroom with a shower and tub. The other bedrooms have two queen beds and two twin/single beds between them. The second full bathroom has a shower/tub combination. Outside, a stone terrace has a grill, dining seating for eight, patio furniture and lounge chairs. There is a gas fire pit, a hot-and-cold outdoor shower and an unfenced private heated pool. Guests have access to a communal tennis court. Bridgehampton restaurants and shops are nearby. One dog of 30 lbs or less is permitted for an additional $100.00 per booking. Larger dogs, multiple dogs and other pets require express approval. The additional-fees schedule specifies $100 per dog per booking. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs exceeding $75.00 per night. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are generally non-refundable. If canceled dates are reopened at the owner's discretion and successfully rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If the dates are not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
