# Beach House on Fort Pond Bay Montauk, NY, United States (general area) ## About the house The approximately 2,200-square-foot house has an open main level with oversized windows, wood floors, a living room and a formal dining area. All three bedrooms have water-facing views. The equipped kitchen includes a stove, oven, refrigerator, ice maker, dishwasher, microwave, drip coffee maker, toaster, blender, dishes, silverware, pots and pans. The main-floor bedroom has a queen bed; the two lower-level bedrooms have a queen bed and two twin beds respectively. A separate lower-level sleeping area has a sofa bed, privacy, and cable and streaming television. All four sleeping areas have air conditioning, and each bedroom has a standard closet and balcony/deck access. There is a full bathroom with a shower on each level. Outdoor facilities include an expansive deck, multiple seating areas, six lounge chairs, patio dining furniture, a gas grill, a gas fire pit and two outdoor showers with hot and cold water and views of Fort Pond Bay. The beachfront property is steps from Fort Pond Bay and Navy Beach pier, close to town and adjacent to forested parkland with hiking and biking trails. The house has a private entrance, driveway parking for four cars, Wi-Fi, a laptop-friendly workspace, window-unit air conditioning, heating, a washer and dryer, bed linens, bath and beach towels, a hair dryer and ironing equipment. Smoke and carbon monoxide detectors and a fire extinguisher are provided. There is no pool or hot tub, and no crib is provided. Bedrooms and bathrooms occupy the main floor and lower level. The property is not handicap accessible. Parking is limited to four cars in the driveway. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 30 years old. Maximum occupancy is six; no additional guests are permitted. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $75.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. Unless otherwise stated, payments are non-refundable. If a cancellation is successfully rebooked for the original dates at the same or a higher price, a refund less 20% of the total reservation amount is issued after the replacement booking is paid in full. Reopening dates is at the owner's discretion. If not rebooked, guests may use their original dates provided payments are current and written notice is given at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.
