Open living spaces have high ceilings, natural light and sliding doors to the deck. The living room has a wood-burning fireplace and flat-screen TV. The equipped kitchen includes stainless steel appliances, a stove, oven, refrigerator, dishwasher, microwave, blender, cookware, dishes, an ice maker, toaster and Keurig. There is a three-stool breakfast area and a six-person dining table. The second-floor primary bedroom has a king bed, closet and access to a wraparound deck. Two main-floor bedrooms have two twin beds and one queen bed respectively, with closets. All three bedrooms and the additional sleeping area have air conditioning. The additional sleeping area has a sofa bed, TV, deck access and privacy. One full bathroom on the main floor has a shower/tub combination; the second-floor full bathroom has a shower. The second-story deck overlooks Peconic Bay. Outdoor facilities include a gas grill, dining furniture, umbrella, six loungers, a wood-burning fire pit, an outdoor shower and a private fenced, heated freshwater pool. Three beach chairs, beach towels and a cooler are provided. Indoor facilities include a sauna, yoga mat, Bluetooth speaker system, heating, a laundry room with washer and dryer, Wi-Fi and a laptop-friendly workspace. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture or equipment; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 30 years old. Maximum occupancy is six; additional persons are not permitted. Smoking is not allowed. Events are prohibited. Any proposed events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. One dog weighing 25 lbs or less is permitted for $250.00 per booking. Larger dogs, multiple dogs and other pets require express approval in advance; the additional-fees entry specifies $250 per dog per booking. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $75.00 per night. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. If the owner elects to reopen cancelled dates and the property is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If it is not rebooked, guests may use their original dates provided payments follow the booking schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger balance payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with efforts to give advance notice and schedule reasonable daytime visits.
