The separate seasonal guest house has one bedroom and a full bathroom with shower and tub. Both bedrooms are on the first/main floor and each has one double/full bed. The main-house bedroom has air conditioning and an ensuite bathroom. The property has approximately 1,500 square feet of space and a fenced backyard. Outdoor facilities include a dock, waterside dining table, uncovered patio with chairs and umbrella, gas grill, hot-and-cold outdoor shower, two beach chairs, two lounge chairs, a beach umbrella, one adult bicycle and a kayak/canoe. Indoor facilities include heating, a usable fireplace, washer and dryer, bed linens, bath and beach towels, hair dryer, iron and ironing board, hot water and a Bluetooth speaker. The kitchen includes a refrigerator, stove, oven, dishwasher, microwave, toaster, blender, coffee pot and Nespresso machine, cookware, dishes and silverware. A private entrance, smoke detector and carbon monoxide detector are provided. The homeowner manages property preparation, arrival coordination, on-the-ground operations, maintenance requests and guest communication after booking. Special-use reservations, including commercial activities, rotating groups and event-related uses, require prior written host approval and may incur additional fees or an increased security deposit; this does not constitute general permission for events. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $15.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If the dates are not rebooked, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. Instead of a security deposit, the property includes up to $25,000 in damage protection, subject to the booking agreement.
