House rules

The primary renter must be at least 30 years old. Smoking is not allowed. Maximum occupancy is six; additional guests require express approval. Events require express approval. Events, commercial activities and other non-traditional uses, including rotating guest groups during one stay, require prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval and may incur fees and/or a security deposit. The dog approval fee is $150 per dog per booking. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $100.00 per night of the reservation. One light cleaning per eight nights booked and an end-of-stay cleaning are included; requested additional cleanings are at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, efforts may be made to reopen and rebook the dates at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If not rebooked, guests may use the original dates provided scheduled payments are made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of accidental-damage protection, subject to the booking agreement's coverage details. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Getting there

The water's edge is a short stroll away. Sag Harbor village center is a short distance away, and area beaches are a short drive away. Nearby beaches include Long Beach, Foster Memorial Town Beach, Sagg Main Beach and Ocean Road Beach. The primary sleeping loft is reached by a private staircase; all three bedrooms are on the second floor. Outside Memorial Day through Labor Day, confirm outdoor furniture and equipment availability before booking; spring cleaning and updates typically occur in late April or early May.
