# Bayside Sensation in Southampton Southampton, NY, United States (general area) ## About the house The home accommodates up to nine guests in four bedrooms with five beds and 3.5 bathrooms. Its bayfront setting offers views of Robins Island and the North Fork, sunsets over the water and private steps down to the beach. An open layout connects the living room, dining room and equipped kitchen, which has an island and a breakfast table. The formal living room has a fireplace and large-screen TV, and the finished lower level provides space for movies and games. The back deck has a dining table, multiple sitting areas and lounge chairs beside the private pool. Other facilities include heating, Wi-Fi, a washer and dryer, microwave, outdoor grill and patio. Bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. The main-floor primary bedroom has a king bed, TV, closet, balcony/deck and full ensuite bathroom. Upstairs, the second primary bedroom has a queen bed, walk-in closet, balcony/deck and full ensuite bathroom. Bedroom 3 has a queen bed, closet and balcony/deck; Bedroom 4 has a queen bed, a twin/single bed and closet. All four bedrooms have air conditioning. The two ensuite bathrooms and the additional upstairs full bathroom each have a shower and tub; a half bathroom is on the main floor. The home is near beaches, restaurants, farmers markets, shopping and art galleries. Strong's Marina is a two-minute drive away, and renters can arrange daily boat leases there. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Southampton Village is a 10-minute drive away, restaurants and bars on Noyac Road and North Sea Road are two to ten minutes away by car, and Sag Harbor Village is a 20-minute drive away. Strong's Marina is a two-minute drive away. The backyard is not fenced, and the home is not handicap accessible. The primary renter must be at least 35 years old. Smoking is not allowed. Additional guests require express approval. Events are prohibited without prior written approval; events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval and may incur additional fees and/or a security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $150.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Before booking outside Memorial Day to Labor Day, inquire about pool availability and outdoor furniture/equipment. Spring cleaning and updates typically do not occur until late April or early May. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after full payment for the replacement reservation. If no replacement booking is made, guests may use their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement's coverage details. The owner may need to show the home to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. ## Property questions ## Is the pool fenced?
