House rules

The primary renter must be at least 35 years old. Maximum occupancy is seven; no additional guests are permitted. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are at the guest's expense. A refundable cash security deposit of $1,500 is required, governed by a separate agreement signed by owner and guest before check-in. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to seek owner approval to reopen the dates and rebook. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total original reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may use their original dates if payments are current and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Steps lead from the lawn to the private beach on Great Peconic Bay. The backyard is not fenced. The home is not handicap accessible and is not suitable for multiple families or unrelated guests. Ponquogue Beach, Meschutt Beach and Tiana Town Beach are nearby. Outside Memorial Day through Labor Day, confirm pool, hot-tub, outdoor furniture and equipment availability before booking; spring cleaning and updates typically occur in late April or early May.
