# Bayfront Bliss Hampton Bays, NY, United States (general area) ## About the house The approximately 3,000-square-foot home accommodates up to seven guests in four bedrooms plus an additional lofted sleeping area. An open-concept interior connects the living room, dining area and kitchen. The home has air conditioning, heating, Wi-Fi, a microwave, washer and dryer, bed linens, bath towels and pool/beach towels. A Peloton bike is available. The main-floor guest bedroom has a queen bed and a full Jack-and-Jill ensuite bathroom; the main-floor children's bedroom has a child bed. Upstairs, the twin bedroom has two single beds, the primary bedroom has a king bed, ensuite bathroom, streaming TV and balcony/deck, and the additional sleeping area has a double/full bed, air conditioning, an ensuite bathroom and privacy. All five sleeping areas have air conditioning. The five full bathrooms include a primary bathroom with shower and tub, an upstairs hall bathroom, a main-floor guest ensuite, a main-floor hall bathroom and a bathroom above the garage; the latter four have showers. Steps lead down from the lawn to the private beach on Great Peconic Bay. Above the shoreline, the heated pool and attached hot tub overlook the bay. The sundeck has chaise lounges and outdoor sofas, and the outdoor dining table seats eight. The home is minutes from the heart of town, with restaurants, shops, bars, beaches and walking trails nearby. One light cleaning per eight nights booked and an end-of-stay cleaning are included; additional cleanings are available at the guest's expense. Outdoor pool, hot-tub, furniture and equipment use is subject to seasonal conditions. Outside Memorial Day through Labor Day, confirm pool, hot-tub, outdoor furniture and equipment availability before booking; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 35 years old. Maximum occupancy is seven; no additional guests are permitted. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are at the guest's expense. A refundable cash security deposit of $1,500 is required, governed by a separate agreement signed by owner and guest before check-in. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to seek owner approval to reopen the dates and rebook. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total original reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may use their original dates if payments are current and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire.
