# Bay View Cottage Sag Harbor, NY, United States (general area) ## About the house Bay View Cottage has beach-style furnishings, a living area, an entertainment area with a ping pong table, and a dining area. All three bedrooms are on the first/main floor of the main house: two have one queen bed each, and the third has two twin/single beds. Bedroom 2 has a television. Both bathrooms are full bathrooms with showers on the first/main floor; Bathroom 1 is ensuite. The kitchen includes a stove, oven, refrigerator, dishwasher, microwave, coffee, dishes, silverware, pots and pans. Facilities include Wi-Fi, a laptop-friendly workspace, a washer and dryer, heating, hot water, and a usable wood-burning fireplace. Bed linens, bath towels, pool/beach towels and a hair dryer are provided. Outside there is an uncovered deck/patio with a table and chairs, a private entrance, and driveway parking for four cars. Smoke and carbon monoxide detectors and a fire extinguisher are provided. The homeowner manages property preparation, arrival coordination, on-the-ground operations and guest communication after booking. A StayMarquis Guest Experience Manager can help facilitate requests such as grocery shopping or a private chef. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours. The primary renter must be at least 30 years old. No additional persons beyond the maximum occupancy of six are permitted. Smoking is not allowed. Reservations require approval before confirmation. Events are prohibited. Any reservation involving events, commercial activities, other non-traditional uses, or rotating groups requires prior written host approval; additional fees and/or an increased security deposit may apply. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $3,030.00 per night of the reservation. Payments are non-refundable unless otherwise stated. If the owner agrees to reopen cancelled dates and the property is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, the original dates may still be used if payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire.
