Central air conditioning, heating, Wi-Fi, a laptop-friendly workspace, washer, dryer, bed linens, bath towels, pool/beach towels and an iron and ironing board are provided. There is a private entrance, television in the main living room, cable and smart TV, smoke and carbon monoxide detectors, and a fire extinguisher. Three bedrooms are upstairs: one with a twin/single bed, one with a double/full bed and one with a queen bed. The main-floor bedroom has a king bed and a full ensuite bathroom. All four bedrooms have air conditioning and closets; bedrooms 1, 2 and 4 also have TVs. An upstairs playroom provides additional space for relaxing or entertaining. Any reservation involving events, commercial activities, other non-traditional uses or rotating groups requires prior written host approval; additional fees and/or an increased security deposit may apply. One dog weighing 150 lbs or less is permitted; larger dogs, multiple dogs and other pets require express approval. Utility fees are included, but guests are responsible for excessive utility usage. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. If a cancelled stay is reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation.
