# Bay Meadow Westhampton, NY, United States (general area) ## About the house This approximately 3,300-square-foot post-modern home has landscaped grounds, an open floor plan, double-height ceilings, large windows and central air conditioning. The kitchen has updated appliances, a refrigerator, microwave, toaster, blender, coffee supplies, dishes, silverware, pots and pans. A living room, usable fireplace, speaker system and private entrance are available. Three bedrooms are on the main floor: two with one queen bed each and one with two twin beds. The upstairs bedroom has one king bed. All four bedrooms have air conditioning, a television and a closet; the first queen bedroom and the king bedroom have full ensuite bathrooms. There are three full bathrooms and one half bathroom in total. Bed linens, bath towels, pool/beach towels, a hair dryer, washer and dryer are provided. Outdoor facilities include a private heated 20-by-40 gunite freshwater pool, a six-person hot tub, a glass fireplace, a high-top dining table, a furnished deck/patio, lounge chairs and a grill. Beach chairs, a beach umbrella, a bicycle and kayak/canoe equipment are available. The backyard is fenced and the property has a gate, but the pool itself is not fenced. Parking and a garage are available. Town and local beaches are minutes away. The home is not handicap accessible and is not suitable for multiple families and unrelated guests. The primary renter must be at least 30 years old. Outside Memorial Day to Labor Day, inquire before booking about pool, hot tub, outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May. Maximum occupancy is seven. Additional guests require express approval. Smoking is not allowed. Events are prohibited; reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval, and additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. One dog of 10 lbs or less is permitted for $500.00 per booking. Larger dogs, multiple dogs and other pets require express approval. The fee schedule lists $500 per dog per booking. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $100.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates; reopening is the owner's decision. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking is collected. If no replacement booking is made, guests may use their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may need to show the property to prospective renters or buyers; advance notice and reasonable daytime scheduling will be sought. ## Property questions ## Is the pool fenced?
