# Bay Lane Escape Water Mill, NY, United States (general area) ## About the house Bay Lane Escape accommodates up to eight guests across a main house and guest-house quarters, with four bedrooms and three bathrooms. The approximately 2,500-square-foot house has bay views, books and artwork, a living room with a working fireplace, a dining area, a full kitchen and several work-from-home nooks. Wi-Fi, heating, air conditioning, a washer and dryer, linens, bath towels and pool/beach towels are provided. The main house has an upstairs queen bedroom with a full ensuite bathroom, a main-floor king bedroom and a main-floor bedroom with two twin beds. The guest house has an upstairs queen bedroom with an ensuite bathroom. Each building also has an upstairs sofa-bed sleeping area; the guest-house sleeping area has ensuite bathroom access. Outside are a private heated, fenced Gunite pool with lounge chairs, patio dining areas, an outdoor grill, a gazebo, a large pond and a private dock. Water equipment includes three kayaks, two paddle boards, two Sunfish sailboats, a pontoon boat with four swivel chairs and an electric motor, and an inflatable dinghy with a 10 hp gas engine. The property lies at the end of a long right of way from the road. The homeowner manages on-site operations and guest communication after booking confirmation. A large pond is on the grounds. A gate and fence separate the grounds from the bay and pond, with dense thorny planting along the pond border; the backyard is not fenced. The property is not suitable for multiple families or unrelated guests. The primary renter must be at least 35. Reservations require approval before confirmation. Additional persons require express approval. Smoking is not allowed. Events are prohibited; events, commercial activities, rotating guest groups and other non-traditional uses require prior written approval and may incur additional fees or an increased security deposit. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Guests are responsible for excessive utility usage, defined as utility costs over $35.00 per night of the reservation. Maintenance fees for pool, lawn and utilities are assigned to the tenant. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. The owner may arrange daytime showings to prospective renters or buyers, with advance notice and efforts to respect guest privacy. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire.
