# Bassinova-on-Hudson Coxsackie, NY, United States (general area) ## About the house The house accommodates up to 12 guests in four bedrooms and an additional private sleeping area. Three bedrooms are on the second floor; the fourth bedroom and additional sleeping area are on the main floor. Three bedrooms have Hudson River views. There are three full bathrooms and a main-floor half bathroom. Bed linens, bath towels, pool towels and bath essentials are provided. The open main level has oversized windows, a two-story living room with a fireplace, formal dining space and a gourmet kitchen with a microwave. Indoor facilities include a solarium dining area, billiards room, game room, steam room and Sonos sound system. The media/projector room has a 115-inch screen and reclining seating with cup holders. Bedroom 1 has cable and streaming TV and a balcony/deck. Heating, air conditioning, an iron and ironing board, a hair dryer, a washer and dryer are available. The grounds include gardens, lawns, woods, patios, an expansive deck with seating and a screened porch seating 12. Outdoor facilities include an infinity pool with an attached summer spa, a separate year-round hot tub, an outdoor shower, a fire pit and a gas grill. Kayaking, paddle boarding and bicycles are available. Private Hudson River access is reached by strolling down through the grounds. The estate is 30 minutes south of Albany and two hours north of New York City. Skiing is 40 minutes away. The homeowner handles on-the-ground operations and guest communication after booking confirmation. Spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 25 years old. Smoking is not allowed. Pets are prohibited. Reservations require approval before confirmation. Additional guests require express approval; a fee of $200.00 per person per night may be required. Events require express approval; an event fee of $10,000.00 may be required. Events, commercial activities, other non-traditional uses and rotating groups during one stay require prior written host approval; additional fees or an increased security deposit may apply. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive usage. The homeowner may arrange property showings to prospective renters or buyers, with advance notice and efforts to use reasonable daytime hours. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. ## Property questions ## What is the cancellation and refund policy? Unless otherwise stated, payments are non-refundable. After cancellation, Marquis may work with the owner to reopen and rebook the original dates; reopening is the owner's decision. If the same dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If the property is not rebooked, guests may use their original dates if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. ## How can the balance be paid? Credit-card balance payments are capped at $3,500. Payments over $3,500 must be made by check, ACH or wire. ## When can the pool and hot tubs be used? The outdoor pool and attached hot tub are typically available from Memorial Day to Labor Day. Inquire before booking if you intend to use them outside this period.
