The kitchen includes a stove, oven, refrigerator, dishwasher, microwave, coffee pot, toaster, blender, cookware and tableware. A dedicated workspace is in the kitchen. All three bedrooms are on the main floor of the main house: the primary bedroom has a king bed and ensuite bathroom, the second bedroom has a queen bed, and the third has two twin beds. Each bedroom has a closet. The primary full bathroom has a shower/tub combination; the second full bathroom has a shower. Bed linens, bath towels, a hair dryer, iron and ironing board, washer, dryer, heating and hot water are provided. The uncovered deck has multiple seating areas, lounge chairs, a table and chairs, and a charcoal grill. The backyard is not fenced. Smoke and carbon monoxide detectors and a fire extinguisher are provided. Bay beaches are minutes away and ocean beaches are a short drive away. Nearby beaches include Atlantic Beach, Indian Wells, Louse Point, Alberts Landing and Barnes Landing. Shopping and restaurants are nearby in Amagansett Square and the town of East Hampton. The homeowner handles on-the-ground operations and guest communication after booking confirmation. Outside Memorial Day to Labor Day, inquire before booking about availability of outdoor furniture and equipment; spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 30 years old. Smoking and pets are prohibited. Additional persons require express approval. Events are prohibited; any proposed events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen the dates. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may use their original dates provided payments are current and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of accidental damage protection, subject to the booking agreement.
