The open-plan main living, dining and kitchen areas have several sofas and an armchair, vintage movie posters, sculptures and other artwork. A wood-burning fireplace, central air conditioning and heating are available. The kitchen includes a stove, oven, refrigerator, dishwasher, microwave, cookware, dishes, toaster, blender and wine fridge. The indoor dining table seats six. Bedroom 1 has a king bed, air conditioning, an ensuite bathroom, TV and closet. Bedroom 2 has a queen bed, air conditioning and closet; Bedroom 3 has three twin beds, air conditioning and closet. The basement provides three queen beds and two twin beds. Bathroom facilities include a shower and tub, a shower/tub combination and a lower-level half bathroom. Outside are a heated freshwater private pool, an uncovered deck/patio, lounge chairs, outdoor dining furniture with an umbrella, a gas grill and a hot-and-cold outdoor shower. The primary renter must be at least 25 years old. Maximum occupancy is 14; no additional persons are permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval and may incur fees and/or a security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $95.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If the owner elects to reopen canceled dates and Marquis successfully rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation. If no new reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. ## Property questions ## Is the pool fenced?
