House rules

The primary renter must be at least 30 years old. No additional people beyond the maximum occupancy of 10 are permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Reservation approval is required before confirmation. Pets require owner approval in advance. Dog approval costs $300 per dog per booking; additional fees and/or a security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $160.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Pool heating carries an extra charge. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement booking is made, use of the original dates remains possible when payments are current and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.

Getting there

The private-access beach is a five-minute walk away. Downtown Amagansett is a short car or bicycle ride away; IGA Amagansett is a five-minute drive away. Driveway parking is limited to three cars. The home is not handicap accessible and is not suitable for unrelated guests. The pool is not fenced.
