# Astounding Amagansett Dunes Amagansett, NY, United States (general area) ## About the house This approximately 2,200-square-foot home has an open-plan living room, kitchen and dining area, plus a den. The living room includes a deep sectional and a wood-burning fireplace. The kitchen has an island with high-top seating, stainless steel appliances, a refrigerator, stove, oven, dishwasher, microwave, coffee pot, toaster, blender, cookware and tableware. There is indoor dining and outdoor dining on a covered deck overlooking dunes reserve. The kitchen and primary bedroom open onto the deck. Four main-floor bedrooms have air conditioning: bedrooms 1, 2 and 4 each have a king bed, while bedroom 3 has two bunk beds. Bedrooms 2 and 3 have Jack-and-Jill bathroom access; bedrooms 1 and 4 are described with ensuite access. Two additional private sleeping areas each have a sleeper sofa and TV. The two full bathrooms have showers. Bedroom 1 has cable and streaming TV; bedroom 4 has a TV and balcony/deck access. The landscaped, fenced backyard contains a private outdoor freshwater gunite pool; the pool itself is not fenced. Outdoor facilities include a hot-and-cold shower, gas grill, patio furniture, two lounge chairs, seven beach chairs, a beach umbrella, beach toys, a cooler and two adult bicycles. The home also has a Sonos speaker system, central air conditioning, heating, Wi-Fi, a laptop-friendly workspace, washer and dryer. Bed linens, bath towels, pool/beach towels and a hair dryer are supplied. Safety equipment includes smoke and carbon monoxide detectors and a fire extinguisher. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $160.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Pool heating carries an extra charge. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement booking is made, use of the original dates remains possible when payments are current and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. ## Property questions ## Is the pool fenced?
