House rules

The primary renter must be at least 28 years old. Maximum occupancy is eight; no additional persons are permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. One dog of 70 lbs or less is permitted for an additional $100.00 per booking. Larger dogs, multiple dogs and other pets require express approval. The additional-fees schedule specifies $100 per dog per booking for dog approval. Utilities are included, but guests are responsible for excessive utility usage, defined as costs over $90.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. No diving in the pool. Inquire before booking about pool availability outside Memorial Day to Labor Day and about outdoor furniture and equipment during the off-season. Spring cleaning and updates typically take place in late April or early May. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided scheduled payments are made and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above that amount must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement's coverage details. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime showings.

Getting there

Southampton beaches, including Cooper's Beach, are minutes away. The property is not handicap accessible. One bedroom is on the lower level and three bedrooms are upstairs.
