# Architect's Farmhouse Retreat East Hampton, NY, United States (general area) ## About the house The approximately 2,400-square-foot home has European designer furniture, double-height ceilings, exposed wood beams, skylights and French doors opening onto a south-facing deck and garden. There are three bedrooms and two full bathrooms, with accommodation for up to six guests. Two bedrooms and a bathroom with a shower are on the ground floor. The upstairs primary bedroom has a queen bed, skylight, private deck and ensuite bathroom with a shower and clawfoot tub. The ground-floor bedrooms have one double/full bed and one queen bed respectively. All three bedrooms have air conditioning; the primary bedroom and third bedroom have cable and streaming TV. The living room connects with a fully equipped kitchen featuring stainless steel appliances and an open dining area seating eight. Kitchen equipment includes a refrigerator, oven, stove, dishwasher, cookware, dishes, toaster, blender, drip coffee maker and Keurig. Wi-Fi, a laptop-friendly workspace, central air conditioning, heating, a washer and dryer, linens, towels, a hair dryer and ironing equipment are provided. Fitness equipment consists of a stretching/yoga mat. Outdoor areas include an uncovered deck, garden seating and lounging areas, two garden dining tables, a charcoal grill, a wood-burning firepit and a hot-and-cold outdoor shower. There is no pool. Parking is available. East Hampton Village is five minutes away and Sag Harbor Village is ten minutes away. Nearby beaches include Main Beach, Georgica Beach, Wiborg Beach and Eqypt Beach. Maximum occupancy is six. The primary renter must be at least 30 years old and maintain renters insurance throughout the booking, with proof of extended liability coverage of $1M. Reservations require approval before confirmation. Smoking is not permitted. One dog of 25 lbs or less is permitted; larger dogs, multiple dogs and all other pets require express approval. Utilities are included, but guests are responsible for excessive use, defined as utility costs over $85.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events, commercial activities, rotating groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Unless otherwise stated, payments are non-refundable. If canceled dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.
