Amandula is a villa built in 2019 with hand-made terracotta, chestnut-wood beams and oak parquet. It has two floors, large windows, an open-plan living and dining area, a contemporary kitchen, three double bedrooms and three shower bathrooms. The villa is surrounded by a sloping two-hectare park and a 3,000-square-metre garden.

The fenced rectangular pool is on a terrace about 30 metres from the villa. It measures 12 x 5 metres, has a constant depth of 1.40 metres, Roman steps, chlorine purification, lighting, a terracotta sunbathing area, sunbeds, umbrellas, tables and a solar shower. It is reached across the garden and down stone steps. The pool is open from the last Saturday in April until the first Saturday in October.

The villa is in the comune of Castel del Piano. The access includes 450 metres of unpaved, single-lane road that is not recommended for low or sports cars. The pool is about 30 metres from the villa and is reached across the garden and down stone steps. Beaches include Castiglione della Pescaia at 85 km and Monte Argentario at 96 km. Up to three uncovered parking spaces are available.

The property is not fenced in; its large-mesh pasture netting is intended for privacy and to limit unauthorised access, not to contain pets. Dogs are allowed, but cats are not. The pool is seasonal and open from the last Saturday in April until the first Saturday in October.
