# Amagansett Village Oasis Amagansett, NY, United States (general area) ## About the house The approximately 3,200-square-foot house has an open-plan main level with a living room, sofas, TV and fireplace. The fully stocked chef’s kitchen includes a large center island, wine-fridge storage and a microwave. Four bedrooms have nature views; the primary suite has an ensuite bathroom with a deep soaking tub and separate shower. A finished lower level provides a recreation room and an additional sleeping area with a sofa bed and ensuite shower bathroom. The grounds include a gated entry, koi pond, fenced backyard, large deck with outdoor dining seating, patio, outdoor grill, foosball and a swing set. The private heated pool is not fenced. Bed linens, bath and pool/beach towels, a hair dryer, iron and ironing board, washer, dryer, heating and air conditioning are provided. Town is within walking distance, and the beach is a short bike ride away. Nearby beaches include Albert’s Landing, Indian Wells, Two Mile Hollow and Atlantic. The house is not handicap accessible and is not suitable for unrelated guests. The primary renter must be at least 30 years old. Reservations require approval before confirmation. Events, commercial activities, other non-traditional uses and rotating groups during one stay require prior written host approval; additional fees and/or an increased security deposit may apply. Pets require owner approval and may incur additional fees and/or a security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Before booking outside Memorial Day to Labor Day, inquire about pool, outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. Unless otherwise stated, payments are non-refundable. If the owner elects to reopen cancelled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided scheduled payments are made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. ## Property questions ## Is the pool fenced?
