House rules

The primary renter must be at least 30 years old. Maximum occupancy is eight. Pets and smoking are prohibited. Additional persons and events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night of the reservation. One end-of-stay cleaning is included in the reservation total. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool and outdoor furniture/equipment availability. Spring cleaning and updates typically take place in late April or early May. Unless otherwise stated, payments are non-refundable. If a cancellation is successfully rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. Reopening dates is at the owner's discretion. If no replacement reservation is made, the original stay may be used provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Getting there

Indian Wells and Atlantic beaches can be reached on foot or by bicycle. The home is between ocean beaches and Amagansett village, on a cul-de-sac. Driveway parking is limited to four cars. The property is not suitable for multiple families or unrelated guests and is not handicap accessible.
