# Amagansett Village Getaway Amagansett, NY, United States (general area) ## About the house The approximately 2,800-square-foot home accommodates up to eight guests. Contemporary finishes, warm neutral décor, paintings and exposed brick complement an open living and dining area with a two-story living room and usable wood-burning fireplace. A separate sitting room has skylights and books. The equipped kitchen includes a sitting area, stove, oven, refrigerator, dishwasher, microwave, cookware, dishes, wine fridge, ice maker, coffee pot, Nespresso machine, toaster and blender. The main-floor primary bedroom has a queen bed, ensuite shower bathroom, TV, closet and deck access. Upstairs are one king bedroom and two bedrooms with two twin beds each. All four bedrooms have air conditioning; the king bedroom also has a TV, closet and balcony/deck access. There are two full bathrooms on the main floor, one with a shower and one with a shower/tub combination, plus an upstairs shower bathroom. The landscaped, fenced backyard contains a private heated outdoor pool and brick patio. Outdoor equipment includes an uncovered deck/patio, six lounge chairs, a table, chairs and umbrella, gas grill, hot-and-cold outdoor shower, three adult bicycles, six beach chairs, a beach umbrella and cooler. Bed linens, bath towels and pool/beach towels are provided. The home also has heating, Wi-Fi, cable and smart television, a washer and dryer, iron and ironing board, hair dryer, private entrance, smoke and carbon monoxide detectors, and a fire extinguisher. Indian Wells and Atlantic beaches and the village are accessible on foot or by bicycle. The homeowner manages on-the-ground operations and guest communication after booking confirmation through the Elite program. The property is not suitable for multiple families or unrelated guests and is not handicap accessible. The primary renter must be at least 30 years old. Maximum occupancy is eight. Pets and smoking are prohibited. Additional persons and events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night of the reservation. One end-of-stay cleaning is included in the reservation total. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool and outdoor furniture/equipment availability. Spring cleaning and updates typically take place in late April or early May. Unless otherwise stated, payments are non-refundable. If a cancellation is successfully rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. Reopening dates is at the owner's discretion. If no replacement reservation is made, the original stay may be used provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
