Its open-plan living spaces include a fireplace-equipped living room, dining area and kitchen with a coffee maker, microwave and other appliances. A finished lower level provides additional sleeping space, a dedicated work area, a TV and a stationary bike. Outside, a second-floor deck has a gas barbecue, dining space and multiple sitting areas. There is also a balcony, patio, private heated pool, outdoor shower, fire pit and outdoor space heaters. Free parking is available. Three bedrooms are on the main floor and one is on the second floor. The first has a double/full bed and a twin/single bed, the second a queen bed, the third a king bed and the fourth a queen bed. All four have air conditioning and closets; the first also has a TV. Wi-Fi, central air conditioning, heating, hot water, a washer and dryer, an iron and ironing board, bed linens, bath towels and pool/beach towels are provided. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Outside Memorial Day to Labor Day, inquire before booking about the availability of outdoor furniture and equipment; seasonal cleaning and updates typically occur in late April or early May. Maximum occupancy is eight. The primary renter must be at least 30 years old. Reservations require approval before confirmation. Smoking is not allowed. Pets require owner approval. Dog approval costs $300 per dog per booking; additional fees and/or a security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events, commercial activities, other non-traditional uses and rotating groups during the same stay require prior written host approval. Additional fees and/or an increased security deposit may apply. Unless otherwise stated, payments are non-refundable. If the owner elects to reopen cancelled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement's coverage details. The owner may show the home to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.
