A glass dining table seats eight beside floor-to-ceiling sliding glass doors overlooking the backyard. The kitchen has stainless steel appliances, a microwave, counter space and a casual sitting area. A Sonos speaker system, sectional sofa and televisions provide indoor entertainment. Outdoor spaces include a back deck for dining, a grill, fire pit, outdoor shower, lounge chairs, umbrellas and an outdoor sofa. The backyard is fenced, but the private gunite pool is not fenced. The main house has a king bedroom with a full ensuite bathroom, cable and streaming TV and a walk-in closet, plus two queen bedrooms with a Jack-and-Jill ensuite bathroom arrangement and standard closets. Bedroom 2 also has a TV. All bedrooms are on the first/main floor and have air conditioning. The pool house provides an additional sleeping area with a sofa bed, air conditioning, an ensuite bathroom and a TV. The two main-house bathrooms each have a shower and tub; the pool-house bathroom is a full bathroom. The pool house and its bathroom are inaccessible in the off-season, leaving the three main-house bedrooms and two full bathrooms available. Spring cleaning and updates typically take place in late April or early May. Maximum occupancy is six; no additional persons are permitted. The primary renter must be at least 30 years old. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $120.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Loss of or failure to return beach passes results in loss of the security deposit in the amount needed to expedite replacement passes. Unless otherwise stated, payments are non-refundable. If the owner agrees to reopen cancelled dates and the property is rebooked for the original dates at the same or a higher price, a refund less 20% of the total reservation amount is issued after the new reservation is paid in full. If it is not rebooked, the original guest may use the original dates provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 in damage protection, subject to the booking agreement.
