# Amagansett Dunes Contemporary Amagansett, NY, United States (general area) ## About the house This approximately 2,500-square-foot home accommodates up to 10 guests. The open-plan living and dining area has grey couches, and the equipped kitchen features stainless steel appliances and white marble countertops. Outdoor spaces include a deck, seating and dining furniture, a firepit, a gas grill and lounge chairs. Three bedrooms are on the second floor: two have king beds and one has a queen bed. Bedroom 1 has an ensuite shower bathroom and a closet. On the main floor, Bedroom 4 has one bunk bed and two double/full beds, and Bedroom 5 has a king bed. All five bedrooms have air conditioning. There are two full shower bathrooms upstairs and one on the main floor. Facilities include central air conditioning, heating, Wi-Fi, a laptop-friendly workspace, a washer and dryer, and a gas-burning fireplace. The kitchen includes a refrigerator, stove, oven, dishwasher, microwave, toaster, Keurig coffee maker, cookware, dishes and silverware. Reservations require approval before confirmation. No additional persons beyond the maximum occupancy of 10 are permitted. Smoking is not allowed. Commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire.
