House rules

Maximum occupancy is 12; additional guests are not permitted. The primary renter must be at least 30 years old. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $140.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. If the owner agrees to reopen canceled dates and the property is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If no replacement reservation is made, the original guest may use the original dates if payments follow the booking schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above that amount must be made by check, ACH or wire. In lieu of a security deposit, the property provides up to $25,000 in damage protection, subject to the booking agreement. The owner may show the home to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Getting there

The home is near town and the area's ocean beaches. Supplied bicycles can be used to ride to downtown Amagansett. Bedrooms are distributed across the first, second and lower levels. The property is not suitable for unrelated guests.
