# Amagansett Contemporary Amagansett, NY, United States (general area) ## About the house This newly constructed traditional home stands on almost one acre bordered by trees and landscaping. The fully equipped chef’s kitchen has stainless steel appliances, white marble countertops and an island seating four. There is a kitchen table and a separate formal dining area seating eight. Living spaces include a den with a Smart TV and sectional couch, a covered outdoor den with floor-to-ceiling windows overlooking the lawn, and a finished basement. A Sonos speaker system serves the home, and a wine fridge is provided. The backyard includes a deck with outdoor dining furniture, a gas grill, poolside loungers, a private basketball court and a ping-pong table. The private heated gunite pool is 50 feet long. Bicycles are provided for rides to downtown Amagansett, and an outdoor shower is available after beach visits. The home also provides a laundry room, washer, dryer, heating, bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment. The six air-conditioned bedrooms occupy the first, second and lower levels. Five have full ensuite bathrooms. The bathroom inventory comprises five full bathrooms and two half bathrooms. The property is not suitable for unrelated guests. Maximum occupancy is 12; additional guests are not permitted. The primary renter must be at least 30 years old. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $140.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. If the owner agrees to reopen canceled dates and the property is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If no replacement reservation is made, the original guest may use the original dates if payments follow the booking schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above that amount must be made by check, ACH or wire. In lieu of a security deposit, the property provides up to $25,000 in damage protection, subject to the booking agreement. The owner may show the home to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.
