The primary renter must be at least 30 years old. Maximum occupancy is seven; no additional persons are permitted. Pets and smoking are prohibited. Events are prohibited. Events, commercial activities and other non-traditional uses, including rotating guest groups, require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per reservation night. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If the owner elects to reopen cancelled dates and the property is rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the new reservation is collected. If no new reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement.
