# Amagansett Beachfront Beauty Amagansett, NY, United States (general area) ## About the house The main house has five bedrooms on the first/main floor and one on the second floor. All six bedrooms have air conditioning and closets; the five first-floor bedrooms have full ensuite bathrooms. Bedrooms 1 and 2 have TVs. There are seven full bathrooms and three half bathrooms, including a half bathroom in the pool house. Outdoor spaces include an uncovered deck/patio, balcony, hammock, eight lounge chairs, patio furniture, a gas grill, a wood-burning fire pit and an outdoor shower with hot and cold water. Recreation facilities include a private tennis court, basketball court, six beach chairs, sauna, pool table and ping-pong table. The gym has an elliptical, treadmill, stationary bike, weight-training equipment and a stretching/yoga mat. The kitchen includes a stove, oven, refrigerator, dishwasher, microwave, toaster, blender, dishes, silverware and cookware. Other facilities include a wine fridge, coffee equipment, washer and dryer, central air conditioning, heating, hot water, gas- and wood-burning fireplaces, cable and smart TV, and a Sonos speaker system. Bed linens, bath towels and pool/beach towels are provided. The home has a private entrance, smoke and carbon monoxide detectors, and a fire extinguisher. Beach access is through the dunes, and Amagansett town is a five-minute drive away. The homeowner manages on-site operations and guest communication after booking confirmation. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 25 years old. Maximum occupancy is 12; no additional persons are permitted. Smoking is not allowed. Events are prohibited. Any proposed event, commercial activity or other non-traditional use, including rotating guest groups during a stay, requires prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval and may incur fees and/or a security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory and in-stay cleanings are at the guest's expense. Unless otherwise stated, payments are non-refundable. If a canceled stay is reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If it is not rebooked, the original guest may use the original dates if payments are current and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.
