## About the house

The three-level home accommodates up to 30 guests in 10 ensuite bedrooms, with 10 private bathrooms and an additional half bathroom on each level. The bed inventory comprises eight king beds, two daybeds and six twin-over-twin bunk sets. Bed linens, pillows, blankets and bath towels are provided.

The top floor has a living area with floor-to-ceiling ocean-view windows, a gas fireplace and card table, plus a wet bar with a mini refrigerator and wine cooler. The dining area has two large tables and a breakfast nook. The kitchen includes a Viking gas range, three ovens, two dishwashers, two smart refrigerators, warming drawers, an ice maker, appetizer sink and teak coffee bar. Additional equipment includes a microwave, blender, toaster, drip and pod coffee makers, cookware, dishes and utensils. An elevator serves all three levels.

The top-floor ensuite bedroom has ocean and sound views, a gas fireplace, a multi-head tiled shower, whirlpool tub and private sauna. Five ensuite bedrooms occupy the middle level, each with a tiled shower; some showers have multiple sprayers. This level also has a recreation room with a pool table, seating, TV and wet bar with a full-size refrigerator, opening onto a screened porch. The lower level has four ensuite bedrooms with tiled showers; one bathroom includes multiple showerheads and sprayers, a rain shower and whirlpool bathtub. A theater has 16 leather recliners, with a wet bar and full-size refrigerator nearby. A laundry room is also on this level.

The middle-level outdoor pool deck has ocean views, a ten-person hot tub, a swim-up bar, shallow pool area, tanning ledge and pool lighting. Two large commercial grills, a poolside cabana and covered outdoor seating serve the outdoor gathering areas. Two screened porches face the ocean and sound, and three west-facing decks overlook the sound. Outdoor recreation includes a putting green, bocce court, basketball hoop, ping pong and checkers. An outdoor shower, cable TV, streaming TV and a 120–240V EV charger are available. An outdoor security camera faces the street or driveway.

Community facilities include an outdoor pool, kiddie pool, tennis and pickleball courts, gym, basketball courts, playground and beach access. Five beach chairs are provided separately from the seasonal beach setup. From May 26 through August 31, 2026, daily beach setup, excluding check-in day, includes a 10-by-10-foot tent, bar top and six beach chairs.

The elevated outdoor private pool is on the middle level and measures 14 by 32, with units not stated. It has a swim-up bar, shallow area, tanning ledge and lighting. Scheduled opening dates are April 26–October 10, 2026, and April 25–October 9, 2027. Optional heating costs $1050 plus tax per week and is unavailable in July and August. Extending the pool opening dates costs $300 plus tax per week; published extended opening dates are April 12, 2026, and April 18, 2027. Community outdoor and kiddie pools are also available.

The private beach walkway has steps. Beach access points in this southern section of Pine Island are from the surrounding homes. An elevator serves all three levels of the home.

Pets are not allowed. An outdoor security camera faces the street or driveway. Gas fireplaces are available January 1–April 26 and October 10–December 31 in 2026, and January 1–April 24 and October 10–December 31 in 2027. Seasonal beach setup excludes check-in day.
